Experience is only valuable when it changes how you decide.

Tim began his career in civil engineering, evaluating risk and design across infrastructure and land development projects. He later served as Public Works Director for Cape Girardeau and Independence, Missouri.

That work was less about having the loudest opinion and more about managing facilities, budgets, people, and quality of life responsibly. It is a perspective he now carries into multifamily investing: understand the system, test the assumptions, and be clear about the tradeoffs.
